The 40ft Expandable Office is meticulously designed with five distinct office rooms, each offering a private and productive workspace. These rooms are bathed in natural light and feature customisable layouts, making them ideal for both individual tasks and small team collaborations. This ensures that you and your team can maintain maximum efficiency and focus, regardless of the project at hand.

Alongside the office rooms, the expandable office includes a lunch room with a kitchenette, featuring a engineered stone bench top with zero silica (test certificate supplied) and built space for stainless steel sinks. Underneath the bench top includes cabinets and drawers along with provisional space for a dishwasher. There is also built-in overhead cabinets ideal for storing all your kitchen essentials.

The office includes a bathroom equipped with a shower, toilet, vanity basin, mixer taps, mirror, and storage cabinets. Additionally, a dedicated storage room keeps the office organized and clutter-free, offering ample space for files, office supplies, or equipment, ensuring everything is accessible yet out of sight.

The internal ceiling height is 2.4m, however, 2.26m options are available.

Superior Internal Ceiling Height

The 2.4 metre ceiling height adheres to the standards set by the National Construction Code in Australia. This height is in line with the code's regulations for habitable spaces, ensuring that our homes meet the requirements for comfortable and safe living environments.

Pitched Roof

The Designer range features a 10-degree pitched roof that improves water drainage, prevents leaks, and adds a modern look to your home. The pitched roof options allow for a 2.4m internal ceiling. The gable roof comes flat-packed inside the building and must be assembled and installed by the customer or a qualified tradesperson.

Flooring

The internal flooring consists of an 18mm sub-floor with a 2mm PVC top layer. Combining the strength of the sub-floor with the practicality of the PVC top layer, providing the perfect balance between resilience and comfort.

Skirting Line

The skirting lines around both the top and bottom of the walls consist of PVC angle lines with concealed nails. Notably, there are no visible nails on the external surface, enhancing the overall aesthetic appeal with a seamless and tidy finish

Transport

Crane Truck self unloads with own crane. Reach is usually 2m-6m from side of the truck’s tray from where it can park, set up and safely unload
Tilt-Tray The truck carefully slide unloads the building to the rear of the truck. Manoeuvrability and access around the site is essential, the truck requires 10-15m in a straight line to slide unload and drive away
Rigid Truck/Semi Trailer Customer is required to organise a forklift unload or crane unload
